      This was one of the most frustrating title companies I’ve worked with. As a cash buyer with no contingencies and cash on hand, this should’ve been an easy transaction. 1. Their EMD payment system is horrendous, having to pay online processing fee for the ‘fastest recommended method’, then telling me they don’t see my payment until 6 days later. 2. The final sale price was incorrect, title officer kept asking my buying agent for information that the listing agent should’ve provided such as proration and commission letter. 3. I was not notified when the property had closed escrow but had to reach out afterwards. No deeds were sent to me until I had to ask for them. Maybe it this was one off but beware of title officer Daniel Onwiler. Service was absolutely horrible given lack of communication. Having closed 3 purchases the last month with 3 different title companies, this was by far the worst experience.
