      Don't waste your time or your money. I read a couple reviews about people getting burned going through the process of securing a loan with this company but decided to go forward anyway. Don't make my mistake and go with another lender. Just like other applicants I submitted close to 20 forms in the beginning and I was told that "I checked off all the boxes" and would qualify for the loan. I was assured after this point that I would not risk being denied for the loan. So the next step was to send a wire transfer of $12,500. Then 30 to 60 days and a mountain of paperwork later we were 1 week away from closing.. Lawyers were getting closing documents ready and Arbor tells us "woopsie you actually don't qualify for a loan due to a factor that we approved originally in the process but sorry now you don't qualify." Not only did I have to scramble to appease the seller and still make the deal work, but Arbor refused to take any responsibility whatsoever for what happened. After a full month of calling and sending emails, I've been mostly ignored and I received $0 back. This company is shady, the employees and management could care less, and they take no responsibility for their mistakes/promises to their customers. Get a Cbre loan or speak to your local lender instead, this company has no integrity.
