  Renting through ARK Real Estate was the best decision I've ever made. Heather is amazing to work with and treats her tenants well. The little amount of times a concern has been brought up she was quick to respond and quick to fix the situation. I'm a firm believer that respect goes both ways in a tenant/landlord relationship and I feel that I've received that from this property manager :) Thank you guys for everything!

  I was in a rental for five years living next door to the actual owner. After she moved, Ark took over management of the property. I had to relocate to Portland, and I communicated this to Ark, giving them 30 days notice, even though I was not contractually obligated to. I consistently communicated with them throughout the moving process, and on my last weekend there, I had a few items left outside of the house that I had to work with a local service to have removed. Upon communicating this to them, I received this response from them: “I will post the property for personal property eviction if you have items of value left behind after releasing posession. You will need to set an appointment for date and time of re-entry onto the property. “ I will not recommend Ark to anyone. This response was very unprofessional, disrespectful, and unnecessary.

  Response from the owner

  Although we cannot give you legal advice, we can provide this response: ORS 90.492(3)(a) required you to provide a 30-day notice of termination, and we thank you for doing so. Furthermore, when a tenant leaves behind items after they’ve vacated, we are required to follow the procedures set forth in ORS 90.425 to handle abandoned personal property. This is sometimes referred to as a “personal property eviction” because the abandoned property is still left behind and we must provide the tenant with an opportunity to retrieve the items before we can throw them away. This is simply how the law requires these situations to be handled. If you had questions or concerns we would have been happy to address them, as we have here. In any event, we wish you the best of luck in Portland.

  As a Property Manager from a bigger city, it's a shame when I hear mention of shady things happening from smaller property management businesses in small cities. Violating SB-608 is going to end up costing ARK and their owners they manage for, a ton of money. I sincerely hope you change up your practices before one of your tenants decides to retain an attorney.
