  I’ve use DHLC five times over the last eight years. They have always done 100% of what they said they would do with no prepayment penalty. They’ve always been very reasonable with my draw requests as well as being competitive with their interest rates and fees.

  I just closed my first refinance deal with DHLC last night! I've been investing in real estate for over 5 years and I've worked with countless lenders but no one has come close to DHLC and the service they provide to their clients. Most lenders only care about the numbers, how much cash you have in the bank, your credit score, experience, etc. While those factors are important to make sure you're a worthy client for the lender to loan to, they don't care about the actual client who is trying to build a long lasting business relationship. DHLC actually takes the time to spend with each of their clients to review the property/deal, walk through the numbers to make sure everything makes sense for both sides and more importantly, they want to know what your goals are as a real estate investor and how they as a lender can help you achieve them. Rob Barney & Holly Bierbower are outstanding at what they do and how they help their clients. On my particular deal which was a refinance of a fix and flip property in Houston, both Rob & Holly not only bent over backwards but they jumped through hoops to get this deal done for me. Which in turn allowed me to close the refinance on time, move forward with my project so I could finish the rehab and put it on the market for sale. I'm extremely impressed on how DHLC operates and how well they treat their clients to set them up for success. The real estate industry and flipping houses can be tough but knowing I have a lender like DHLC backing me, only makes me more successful and confident in what I do for a living! To all my fellow real estate investors who are investing in Texas, I HIGHLY recommend calling DHLC to see how they can help you achieve your real estate goals just like they helped me! - Bryan Muenzen

  Steer very clear of DHLC! Any other option available is the only way to go. I WAS personal friends with one of the employees until we went in on a business deal together involving an investment property that she was losing for whatever reason. The deal was facilitated through DHLC. We used my name and my credit because “she needed someone she could trust”. BIG BIG MISTAKE! Long story short, 12 months later the property is in foreclosure and my credit that I have worked so diligently to establish and protect is now ruined! Do not make the same mistake that I did. If they were the last lending company on earth and I knew then what I know now, I would choose to remain homeless! I plan on filing any grievance/report I can to make sure others don’t fall victim to their lies and false promises. The only reason I gave them 1 star is because 0 stars wasn’t an option! They are crooks!!! Update about owners response to my review is as follows.... A) I was told by your main employee that “Yes, you can move in while you finish the renovations”. As the owner/seller, acting real estate agent, main employee and a once trusted very dear friend of mine, she should have told me that this would be defaulting the loan agreements. B) Refer back to A). C) You are fully aware of the circumstances surrounding my inability to vacate the property by the assigned date. I’m sure that everyone who reads this will agree that having their truck and trailer (the very meens by which vacating the property is possible) stolen, then that would or should be sufficient reasoning for an extension.

  If you had a.) Not moved into the property in violation of the Loan Documents since this was an INVESTMENT Property not your primary residence...or... b.) Moved out back in July when I asked you to after discovering that you had moved into the property in violation of the Deed of Trust...or... c.) Moved out the day before foreclosure as you agreed to after your attorney and I worked out an arrangement to pay you $5000.00... If you had done ANY one of the three things listed above I would not have had to foreclose on you. You had complete control of the situation and you chose to force me to foreclose on you.
