  From the start,I knew Sean had his mind made to undercut the agreed upon sale price (over asking), the delta ended up being 24% (under) and the deal fell through. I say i knew because he bragged about the amount of deals that he had ruined. Once he had left I came to read the reviews and was not surprised. Insider reviews are always fun to see. The comps left a lot to be desired and his write up had conflicting points. Enjoy and good luck. The market is wild. My first ever review, but it had to be done. Update: 5/10/22 - home closed $140k above appraisal, same as original sale price.

  Lost a house because of this appraisal company. Negotiated a price of about $505k, and the appraisal came in under $400k. Found out later that the people who ended up getting the house, their appraisal came in at like $525k. Dunne Appraisal botched it big time. Amendment: the appraiser DID NOT include the home that closed 2 months prior, located DIRECTLY ACROSS THE STREET in the same neighborhood, as a comparable. This viable comp was smaller in square footage, had comparable features, and equivalent access to amenities that were all included in the valuation, like all other homes in the neighborhood prior. This comparable home appraised for a value within 20k from the contract price of property I lost. This was a direct comp and this appraiser DID NOT use it as a comparable.

  I am sorry the deal didn't work out for you., please feel free to give our office a call and we can discuss your appraisal in as much detail as allowed by law. Please remember that although you have made an offer on a home and there are very few homes available, we have to go by Historical sales over the previous 12 months, so when prices are increasing so rapidly, we may not have the data to prove that. I cannot speak to what another appraiser has done as I do not know the data that he had used., however I do know the home you are talking about and your Realtor was also unable to provide data to support the purchase price.
