LOOK ELSEWHERE. False advertising, high promises, and poor delivery - just excuses. Our 21 day escrow turned into a 53 day escrow thanks to Ed Woolery. Over time working with him revealed his true colors. He’ll wine and dine you up front then turn into a nightmare to work with once escrow opens. He showed truly unprofessional business ethics and a lack of follow through. He had no transparency in his process and his entire team did not pick up phone calls from his lending clients, our buying agent, or even the selling agents. Everyone involved had to hound him for vague updates as he hid behind his email. Guaranteed LATE. Ed never takes ownership for his mistakes and only works for the weekend. Do NOT trust Ed Woolery, his team, or do any business with Guaranteed Rate.
