      By far the worst lending experience I've ever seen. to start out I'm a Realtor in the area and work with tons of loan officers. My buyers come to me with a 10 percent down conventional. Which is awesome so they start looking for a house. We offer on a couple and lose out. Finally we get one under contract and when I try to reach out to Joel Kaczor to give him the good news, he's unresponsive. I called the office, they don't even know about my buyers. We go two weeks without even getting a phone call. Then come to find out they can't qualify for the loan that he said they were good for. Then on top of that they hadn't submitted anything to underwriting which basically means these buyers should have never been pre approved in the first place. This is by far my biggest pet peeve with lenders. Now my buyers are out 1,000 dollar earnest money plus 500 in inspections on top of months of their time searching for a home. This all could've been avoided up front if they had been pre approved by a reputable lender. This dragged on for a while because Joel said he could get it closed. At the end of the day he couldn't. I've had a few lenders do there same thing in the past. Doesn't hurt the lender to hand out pre approvals in hopes one closes. I would not trust what this bank tells you.
