      We have been trying to shop for title services for a refinance in Westchester. By chance, ILS had done our initial mortgage in 2014 (they were recommended by our lawyer at the time). I have not encountered any other title company that is so responsive via email for assistance with a refinance, and they have just been so fabulous at responding and addressing our questions about their good faith estimate. I highly recommend their services, they are so professional and quick to respond - really a pleasure to interact with.

      We purchased title insurance through ILS land services (Bob Monahan) in February of 2021 for a large investment property. A lawsuit was brought against the previous owner and now ILS and their insurance company Stewert will not cover us. They are extremely unprofessional and will not return e-mail or calls. For nearly three weeks now Bob will not even get on the phone, his secretary tells you he is on vacation. Finally, after three weeks, a brief e-mail was sent to my attorney instructing him to file a claim with Stewert Insurance. We are left with no other choice but the bring litigation agaist ILS and Stewert tiltle insurance.
