  Jessica is an excellent choice for anyone looking for a mortgage or home loan. She looks out for her client's best interest and with her guidance and hard work, we were able to get our mutual clients under contract on their very first offer! Even though the seller had higher offers, our clients were able to beat out the competition with the favorable loan terms, Jessica's extremely quick close (practically as good as cash) and her solid communication which assured the listing agent that our clients were solid. The entire process from the first lender letter all the way through close was seemless. In this competitive market where buyers are competing against multiple offers, it's important to have a great lender like Jessica. I hope to have the opportunity to work with her again!

  The one thing I hope you take away from this review is: if you live in CO, MO, or FL Jessica Khani is the best loan officer you will find. You can read the rest for the full story too, but definitely work with Jessica if you are looking to get a home in these incredibly competitive real estate markets. I started talking to Jessica in early February as she was recommended to me by a friend. I wasn't sure that real estate was the right decision for me. In all honesty, I thought I was at least 10-15 years away from being able to own a home. She talked to me realistically about my options, gave me research about historic home appreciation values for my area here in Denver, CO, and even introduced me to the incredible Realtor Rebekah Gray from West+Main Homes. For the first few weeks I had a lot of questions. What about my student loans- would I even be able to get a home loan? How much do I need to bring as a down payment being a first time howe owner? What would I qualify for? It seemed around ever corner, there were new documents, and with new documents there were new questions. Not only did Jessica answer every question I had clearly but quickly too. She never let me wait or sit in confusion. In March I decided to wait on buying a home. I was nervous and the responsibility of homeownership scared me away for a bit. Jessica responded so kindly! She let me know she was always there if I had questions and hoped she could help me if I decided to get back into the market. Fast forward a couple months and a new job + pay raise meant I needed to relocate ASAP and it helped to have a bit of extra money coming in every month. I reached out to Jessica and we were off to the races again. I am so lucky she was there to help me at the drop of a hat. I knew I had to move quickly and Jessica helped me do exactly that. In a matter of 1 week re-entering the search for a house, she helped me lock in a rate for 90 days while I looked for my house. It was a sunny Saturday and I found the PERFECT house for me (thanks Rebekah). Jessica gave me clear instructions and answered EVEN MORE questions as I moved into the offer phase of my loan. This is really when she worked some magic for me and truly went above and beyond. My realtor, Rebekah told me that the best way to make a competitive offer was to make sure we could close Q U I C K L Y. In this market - fast is too slow sometimes and I really wanted this house. I called Jess. She had already caught up with Rebekah and let me know that she would help me close in as little as 14 days. 14 DAYS!? Closing generally takes 60 - this above-and-beyond Loan Officer was about to take 46 days off my closing time. I went in with a competitive offer because she was able to guarantee a quick-close. AND GUESS WHAT!? I GOT THE HOUSE. I even beat out another offer $40 K above my own because Jessica was able to help me put together an amazing pre-approved, Fairway-Guraranteed offer. When I got the call that my offer was accepted and we were under contract, I very literally cried on the phone with Jessica. My gratitude for her help and ease of experience were invaluable to me. Of course moving through a rushed appraisal and quick close meant more questions from me. The amount of paperwork, bank statements, proof of transfer, etc. was peaking at this time. Jessica and her team clearly and concisely lined out all of the needs and timelines I would have to meet. They were available when I had questions and explained why they needed everything they did. Amazing. Today I reached the status of cleared to close and cried again on the phone with Jessica. I thought the possibility of owning a home was out of reach for me for the foreseeable future and in 7 days I'll close on my first ever house. I wouldn't have made it here without such an incredible loan officer as Jessica. She was truly professional, prompt, and knowledgeable throughout this process. I hope if you are buying a house you have as good of an experience as I did. One way to guarantee you do is to go with Jessica Khani at Fairway!
