  I was lucky enough to discover Josh! We started our loan with a different lender, 6 days into escrow she advised me that there was no way she can do my loan. I was very desperate to find someone to get the loan done and multiple Loan officers said there was no way. When all hope was lost, Josh came to my rescue! He made the impossible possible. Josh is absolutely Amazing, Professional, fast responsive, efficient and savvy. He made the experience as painless and worry-free as possible, he kept us calm and never lost faith in the process. He won't beat around the bush and he won't string you along false hope. He doesn't try he gets things DONE! So here's where he went from AMAZING to OUTSTANDING, Josh closed a week earlier than our original date! In the middle of a global pandemic. In addition, he was able to get me a great rate. I can not thank him enough for his hard work and making the process smooth and stress free. We are truly grateful for everything you did! You can rely on Josh 100% and would recommend him to anyone. Can't wait to work again in the future!

  I initially started my loan process for the purchase of my first home with Q*****n, and it went well at first. As the process moved along, terms changed, mistakes were made, and the person I initially started the process with disappeared, literally stopped taking my phone calls. It's like you get passed along to different people during different periods of the loan process. However, the seller in my transaction, required that I got cross qualified with Joshua Silva/HLS Realty as part of the terms of our deal. I went through the process with submitting documents etc., and even though I hated that this was part of the terms since I was already fully qualified with Q*****n, it ended up being a blessing. The service I received from Joshua during the cross qualification felt customized to me. After being qualified with them as well, I had no other choice but to let the other company go. It would have been a disservice to myself if I continued doing business with them. Joshua took the time to understand my needs and goals, and that's all he needed. He and is team did it ALL. My stress level immediately went down. He was very familiar and Knowledgeable with the property I was buying, as well as the neighborhood. He was very honest with me, even when it wasn't what I wanted to hear, but what I needed to hear. I would definitely recommend Josh Silva/HLS to anyone. They take the stress out of the loan process so you can focus on all the other things that go into buying a home.

  I could not have asked for a better company to help me through the loan process. As a first time buyer, the process was daunting at times, and Josh took the extra step to give me all the information and educate me along the way so I felt as comfortable as possible. Anytime I had a question he was there. He went above and beyond! He walked through all the options and steps so clearly, and his process made this first time buyer feel much more at ease. I can't recommend him enough!
