  Recommend to use another Real Estate Agent to avoid poor performance and perhaps fraudulent behavior. 1 June, 2021 Subject: Letter to BBB Re: closing in Port Orchard WA, with listing agent W. Menees The real estate transaction on the above property was filled with errors, omissions and possibly fraudulent claims by the seller / listing broker. - Seller Disclosure forms o LP siding not disclosed. An error / omission for a Sr. broker at the least, and possibly fraud to make the property look better. o Up Stairs fridge – built in and not listed as “excluded” from sale. - Residential Agent Detail Report lists a garbage disposal, none exists - Above Report refers to a “2nd Kitchen” {upstairs}. Prior to offer, there was a sink, hot plate, refrigerator and countertop/shelves. At possession, only a sink and countertop/shelves. Error, omission, or Fraud? - Seller Cleaning. Seller shall… remove all trash, debris & rubbish from the Property prior to buyer taking possession. This did not happen and required $2950 to comply. Any buyer of a high value property would expect a professional & honest representation from both brokers. When discussed, the listing broker sited legalese excuses and a caveat emptor absolution of her poor performance. I want to warn future customers & businesses to avoid potentially poor or fraudulent behavior.

  I am again so sorry that you felt you had a bad experience. The home was clean and the seller unfortunately left a few items in the garage and yard. The buyers agent and I paid you $1000 after closing to help with trash haul off and cleaning.

  Wanda helped sell our house, her asking price was spot on. She also helped us buy our new home drive us two and half hours away to show the condo. She helped us write our offer to make sure ours was the top offer. Wanda was always very responsive whenever we called making herself available. We definitely recommend Wanda you won’t be disappointed!
