  Kim and the team were nothing but helpful throughout the process. The other lender I was going to use was unable to close on time, Merchants was able to fund the loan without delay and hold the deal together. I plan on working with them again! So far the funding for repairs from their draws department has been seamless as well. Thanks Merchants!

  BEWARE!!! Avoid, Avoid, Avoid..Bo Seamands is the biggest snake you could ever work with in hard money loans. He intentionally stated that monthly interest payments were predicated on your draw amount. This woefully was not the case as interest payments stayed the same amount without requesting a draw. Not to mention, it’ll take a week or more to receive your draw amount as Merchant will scrutinize your correct invoices and still pay less than the contractor’s price. Guess who makes the difference up…you. He’ll act like he’s in charge but suddenly hide when you have questions he chooses not to answer. Pure scumbag Bo Seamands is as he operates, as well as Everyone that works there, every employee’s story changes in each email and phone call. Negative stars for this corrupt company that only seeks to damage projects. Please avoid this trash “company” you’ll be glad you worked with any other lender. Their goal is to stall your project as long as possible to collect interest payments. Save yourself on high interest , deceitful practices and made fees at closing. Literally the worst lending company in America. What you will receive: High interest rates Ghost fees at closing Hidden Brokers in the middle of your deal receiving large fees White Male Arrogance No Accountability No Diversity Boiler Room tactics Intimidation from the good ole boys club Predatory Lending Slow draws Slow inspections Incompetence and complacency

  I wish I could give 0 stars. They froze my rehab funding 9 months into 12 month scheduled timeline. They stripped the equity out of my 2nd property/primary residence. Denied 2 different exit strategies for the project, but they instead wanted to tie up a 3rd property of mine. Very disappointed.
