      Unfortunately, my experience with Searchers Capital was not great. All the admin staff in TX were wonderful. Getting the loan was easy, getting the draws for rehab were easy, paying off the loan was easy. My issue lies with the inspection portion of the rehab draw. I was under the impression that work done would be inspected/looked at in order to verify it was complete before funds were released to me to pay my contractor. Apparently, my inspector, who has "20 years of experience" or so, ......you how what, I don't know what the hell he did. In short, I'm out 46k because I thought I could rely on my inspector to make sure my contractor was doing the work, not even doing the work right, just doing the work. The whole thing is partially my fault. First flip. Picked a bad contractor. Agreed to high interest only payments. Misplaced my trust. But I know I'm definitely not using hard money ever again. Nor will I ever even look at Ohio for investing again. I probably should have gone with one of the bigger lenders like Finance of America, I think they help verify legit contractors.... I'll attach some pictures of what 46,000 dollars of work looks like to the eyes of someone with 20 years or so experience, apparently. All the work was done by a bad contractor, the lack of quality is not the fault of anyone from Searchers Capital. Again, it's really the lack of protection that I thought an inspection before a draw would give me.
