      Very detailed appraisal. Inspector came in and went right to work and asked lots of questions about our updates and the time frame in which we did them. After having a botched appraisal a month prior we were beyond excited when the mortgage company agreed to pay for a second appraisal. If we ever do another refi, we could only hope to get Southern Appraisals and Mr. Cade to do it again.

      This appraiser valued land at $40k below actual market price. He used old comps from 2019 not even in the same school zone. There were plenty of 2021 comps. Additionally seller had previous survey from 2018 that came in $32,000 higher. This appraiser seems to deliberately undervalue land.

      Caitlyn Cade and office mgr Robin one of the most unprofessional individuals you will come across. On 3 separate revision request they were negligent in identifying items within the property. After calling for clarification they repeatedly hung up. I will be filling a complaint with the board. DO NOT USE #Southernappraisalterrible
