  I have been a top producing agent for a few years now, last year I met Lauren Phipps through her doing the loan side for one of my listings. Her communication was phenomenal and I started sending her some of my clients before we even finished the transaction. I believe we went on a 12 month streak before she missed a call from me, she is that ON TOP OF THINGS. I could really go on and on about the experiences she has provided for myself and agents on my team. Literally saving deals from the very brink of real estate death. I only have one negative thing to say, and that is that I can't believe the team she is on at Caliber, doesn't include Phipps in the name. I recently sent my best friends dad to Lauren, and I can promise you that if I am sending my family to you, only a 10 star rating will suffice.

  I was referred to Sawyer / Roberson from my realtor. It all started out great they were very attentive. Talked to them about diff options since I was moving from out of state. Settled on a conventional mortgage since I already had an FHA loan and VA loan. I found a house and we talked about locking in the rate. I asked him about what if it goes down and could I lock in the lower rate. He said no, and that no company can do that once you lock in the rate. (1st red flag since others do offer a floating lock and or 1 time rate lock) he thought I should lock so I did. Then he sends me a text stating that he found out that I could have multiple FHA loans as long I had moved far enough from the first, he said he did the numbers and conventional was the way to go even though I could of switched and locked new rate with FHA loan (2nd red flag of the knowledge). So, going thru the process I asked again about the rate lock. He said that he keeps asking the powers that be but I am now too far into the loan and it’s not deemed appropriate (3rd red flag I was first told no that its impossible change the rate lock but now I could, if it was asked sooner and deemed appropriate) I also then found out that I could also have gone with a VA mortgage, I asked him why I wasn't presented this option and he responded he decided not to tell me because he thought I would have an issue going from 12k to 15k deposit? 3K to get rid of 10k of PMI. After talking with him about second thoughts of going forward with the closing, I was shamed by him thru e-mail that I had to go forward with the loan even though I had real issues because allot of other people were involved and would be affected. I really think I got pressured into conventional loan to suit him rather than being looked out for with my best interest. I would stay away or def keep your eyes open thru the whole process. Not sure if everyone is like that on the team or if this is their new way of doing business. So I closed on the loan and moved into the house and received nothing as much as a thank you for using them........
