  If you are applying for an HELOC loan and had income issues during COVID, I would suggest you look elsewhere. They don't consider any income prior to the 2 years of COVID. I have approx $500,000 in equity and income is now trending higher than pre COVID. There is absolutely no reason for denying this loan. I was also very insulted when they said I could have forged one of the documents. I wasn't happy with the service and they could have done a much better job from the beginning. I do not recommend this institution.

  I just closed on a new construction home though Third Federal Bank. Having lived on the West Coast my entire life, I had zero dealings with this bank. Having also been a Mortgage Broker for the last 26 years, I have always done my own loans, and really wasn’t keen on not being involved in my own loan. I found Third Federal online. This bank is BY MILES, the most efficient mortgage process I have ever seen. From Underwriting, to Processing to my outstanding Loan Officer Anita Blanco. If the Mortgage Banks I deal with daily were half as competent as Anita and Third Federal, I would have a lot more hair! Anita is an outstanding loan officer. I am very attention to detail oriented and will usually ask the same question several times to make sure there are no mistakes. Anita was very patient and always very communicative. This was a 5-month long process, and she was there every single step of the way. If you are looking for a Bank with outstanding pricing, common sense Underwriting, and excellent service via loan officers like Anita, Third Federal really is the only bank I would ever consider in SW Florida. Thank you, Anita, thank you Third Federal!!!
