I had the best home buying experience with Turner and the Urbana Homes team. Turner was extremely professional, responsive, honest and communicative throughout the entire process which made me feel very at ease. Shelly, the superintendent, was amazing as well! She was incredibly attentive in our walk throughs to ensure all the items were completed, paint was touched up and everything was perfect for our move in day. I would highly recommend working with Urbana Homes if you're in the markets of purchasing a new home

Sadly, my spouse and I had an awful experience with Urbana. We wanted to share our story here for anyone considering building or purchasing an Urbana home. In April of 2021, my spouse and I reserved a lot in the Belwood development where Urbana intends to construct semi-custom homes. When we dropped off our deposit, Urbana confirmed we were the first to do so. Later that day however, we were informed that Urbana had accepted a second lot reservation from a different buyer for the same lot. Fortunately, Urbana chose to honor our lot reservation (but only after first trying to persuade us to choose another lot). This initial interaction was concerning and was the first sign of many problems to come. Take for example that Urbana’s real estate agent, Kimberly Ryan, was unknowledgeable regarding the details of the lot purchase and home construction process and was unpleasant to work with. We asked basic questions and found on multiple occasions that the answers Kimberly provided were in direct conflict with the documents she sent us. In August 2021 (four months after we reserved our lot), we received an email from Kimberly stating that Urbana had increased the price of our home by $325,000 from what was originally quoted and listed on the MLS. We were shocked. We understood that pricing could fluctuate but had no expectation that it would increase by 25%. When asked why the price had increased, Kimberly provided generic information saying, “costs have been going up.” It is important to note that our home was originally priced and listed on the MLS during the height of the COVID-19 pandemic when the price of homes and materials was already elevated. While the price of some underlying inputs (materials and labor) likely went up over the four-month period after which we placed our deposit, the extent to which Urbana claimed their costs increased seemed unbelievable. As a point of reference, during the same period the price of lumber dropped 45% (and continues to fall). After taking four months of our time, Urbana pressured us to provide our commitment and acceptance of the price increase within one week of being notified. To determine if the price increase was legitimate, we contacted several reputable builders, and none could understand nor substantiate the new price per square foot Urbana quoted. We asked Kimberly if we could have a phone call with Urbana to walk through the new pricing and to provide them an opportunity to justify the new price. Kimberly responded to the effect of, “If you were building a home with Richmond American Homes, you wouldn’t expect to meet with their leadership team.” We thought we were working with a developer that cared about customer service and differentiated itself from the large, high-volume corporate builders, but clearly this was not the case. Due to Urbana’s unwillingness and inability to substantiate the cost increase, we couldn’t help but feel they simply seized an opportunity to take advantage of us and the market. We lost four months during which we could have been looking for other homes or lots to build on. If some unforeseen cost increase popped up for Urbana (that no other builder we spoke to could identify), the least they could have done after stringing us along for four months was take a phone call with us and explain the increase. In light of our experience, we felt compelled to share our story with anyone who might consider working with Urbana or Kimberly Ryan. The greatest asset when building a home is trust. Sadly, we felt Urbana is simply not trustworthy. We hope that others can learn from our experience and avoid our mistakes.

Turner was the builder/seller, he was excellent through the entire process. High-level service start to finish for over 2 months throughout the buying process, excellent follow up and communication. He took care of all communication between builder, lender, realtor and closing company. The process was easy and painless. Job well done by UrbanaHomes and their team, 5 Stars!
