      My experience renting from Walnut Capital has been positive. I am renting in Squirrel Hill and the apartment has been nice and I have really enjoyed the location. There have been a few maintenance issues but they take care of them quickly and a portal makes it easy to submit these maintenance requests.

      Adequate as a management company by Pittsburgh standards. Rent at Wightman Street Apartments if you like paying to live with roaches, barking dogs, and listening to constant arguments coming from the unit below you. Either live in a poorly maintained WWI barrack or pay over $2000 a month for one of their new buildings. Enjoy the best in city living.

      EDIT: Thank you Walnut Capital for responding to my review. I have the vacate letter and emails saved and am happy to send them back. It does not say $150 PER HOUR for a late fee. I expect our security deposit back and please stop lying. Also, very unprofessional of you to discuss my partner’s name to defend yourself. I was a co-signer and there is NO reason why you did not email both of us. Being defensive and lying says a lot about the type of business you run. Take care. tldr: when dealing with Walnut Capital, SAVE ALL DOCUMENTATION AND COMMUNICATION WITH MANAGEMENT, OTHERWISE DO NOT RENT FROM THEM. What a NIGHTMARE dealing with Walnut Capital Management. Let me make this clear, our residence at Forbes Terrace was beautiful and we loved our home, but the process of moving in, moving out, and management was terrible. First, moving in was a nightmare. A month before moving in, we had confirmed the logistics of our date and time with Kelly and Marissa, who confirmed we could pick our keys up at 2:30 on the day we moved in. Upon arrival, we found the office closed, and learned that they were working under "holiday hours" while running tours, EVEN THOUGH WE HAD DISCUSSED AND CONFIRMED THE TIME OF OUR KEY PICKUP. I was livid, and we had to spend extra money to reschedule our movers to accommodate management's time issues. Second, we moved into a home that had regular maintenance issues: the sink faucet stopped working, the window in the sunroom fell out, the tub's grout thinned faster than average, and many more issues I've lost track of. Maintenance was good and responded relatively swiftly to our requests; however, the fact that the house we were renting came with so many maintenance issues spoke volumes about management's priorities and maintenance checks. Lastly, I would like to share, in full transparency, Walnut Capital's problematic communication during move-out. Our lease expiration was 5/31. When we emailed them about key dropoff, they informed us on 5/26 that Walnut Capital was closed from 5/27-5/30 for Memorial Day Weekend. They wanted us, a working couple, to return the keys by 11am on 5/31 after holiday for them was over. They also only emailed my partner and not me about the details of move-out. I then got a call around 4:30pm while at work with threats that Walnut Capital would be charging $150 per hour for late key return. I called Walnut Capital, and spoke with Kelly. I let her know about the email that was not sent to me but instead my partner, and she admitted that it was in error. She told me to check the lease for move-out details, which did not mention a late charge/hr. I then asked why a drop box is not available for folks who are working and she told me that they have never had a drop box in 20 years of management because they have over 2500 apartments to manage and everyone has successfully returned keys on time (yeah, right). Which is ridiculous to me, and says a lot about how overstretched and spread out Walnut Capital is in ways that lead to inefficiency. At the same time, they FAILED to communicate changes to their office hours to residents on a regular basis, and then placed the blame of their poor communication on residents. Here is a simple solution, Walnut Capital: if you have 2500 apartment complexes to manage, get a lockbox or locker for each complex (Forbes, Wightman, etc). I would absolutely live at our prior residence again, but could never deal with Walnut Capital's archaic and inefficient management ever again.

      Walnut Capital loved having you as a resident of Forbes Terrace for the past year. We apologize if there was any miscommunication on our end, however our lease clearly states on the first page keys are due back by 11AM on the day the lease ends. We also sent a vacate letter with a list of itemized charges including the $150 per hour fee if keys were not returned on time. This letter was emailed to the primary resident Anthony Tran on February 28th 2022, which was signed and returned to our office by Anthony on May 16th, 2022. We do allow our staff to enjoy a long Memorial Day Weekend each year, but our office was open normal business hours on Tuesday, May 31st from 9AM-5PM. We wish you the best of luck in your new home.
