      10 months after closing a 1031 sale of farm land in Lubbock, we just received an 'overpaid recording and courier fees' refund - except the check was sent to the seller's address and made payable to the accommodator so it could't be cashed. This required phone calls, returning the check (they promised to add postage to the replacement check and didn't) and getting a replacement made payable to the seller at their address. This seems like a long time to finally close out a transaction.
