  My husband and I have been working on a construction loan with Debbie for the past couple of months. I've never worked with someone so personable and who sincerely cares so much about helping her customers! Debbie is always quick to answer questions and keeps in constant contact with us as we go through this process. We are very thankful for her and Wendy at Bank of England TN!   Please try to finance elsewhere, if you have the option. If your credit is less-than-perfect, you will probably be brokered out to a third party anyway. The time it takes for communications to pass through BOE as the intermediary is unacceptable, and can result in a higher interest rate on your loan, if you are not extremely careful to ensure it is locked in. Your rate may only be locked in for two weeks, instead of the typical month. So if the application and documentation process takes long enough and you haven't looked at the fine print, you will pay more and no one will explain that to you up front. It often takes a long time to receive correspondence regarding the status of your loan, and many questions are never answered at all. We were never given exact closing costs, but were promised a general amount that turned out to be substantially lower than the actual closing costs. We were informed an hour before our closing that the cost had gone up hundreds of dollars but when we asked why, no one could tell us and they stopped answering emails last week. We should have suspected something was wrong when numerous email attempts to get something in writing were not returned. This entire process has been a nightmare. No transparency, total lack of response to even the most basic questions, changing interest rates, skyrocketing closing costs an hour before closing. Closing figures not matching Final Closing Disclosure Agreement. If you simply must use this bank, READ THE FINE PRINT. INSIST ON RESPONSES TO YOUR QUESTIONS. You may not get them, but you need to be prepared to defend your financial interests or you will be blindsided and bulldozed. I think this must be how some banks take advantage of people with lower credit scores.
