  Do not use this company for anything in Orlando. They are in the rural town of Mr. Dora and, apparently, have no idea how to value homes in an urban area. Marlow Thomas provided an appraisal for our new construction home using comparables from 3 to 5 MILES away in areas drastically different in economic demographics, desirability, and development activity. He/she did so despite numerous recent sales in the IMMEDIATE 1/2 mile radius of new construction homes (like ours) that more than justify the construction price of the home. He included an incorrect floor plan and failed to address the numerous luxury-level upgrades and finishes for the home. Even after the lender challenged the obviously inaccurate appraisal Mr./Ms. Thomas failed to use comps from the same neighborhood or even the same school district.

  To whom it may concern: I am writing to express the rude, poor service that I received when Mr. Marvin D.Whiteaker from Boardwalk Appraisals (Marion County Rep.), Inc. arrived on May 5, 2020 approx 9:57am to appraise my home. To begin with, Mr. Whiteakar was not very pleasant from the time I opened the door. When asked for a business card, I was told he didn’t have any. So I ask him for his name, and he rudely gave me “first name” only. The manner in which he performed his appraisal was in a rush. I tried to point out the quality of materials used in the upgrade of my home and it was responded with rude responses from Mr. Whiteaker. I try to maintain a pleasant professional demeanor with Mr. Whiteaker and not automatically make negative assumptions, however when I was walking him out at approx. 10:09am. He said to me, “I like you and all, but I’m not doing anything illegal…because I’m not going to jail for you!” Where this comment came from, I DO NOT know, but it did make me feel as if his actions were racially bias! I feel his customer service has some areas which needs improvement. When contacted by my lender in response of the appraisal. I questioned the fairness of Mr. Whiteaker’s report, the length of time it took him to do an actual inspection and walk through of my home. His listing of the materials and condition of the home was inaccurate. My roof is a brand-new roof, my trim and finish are all brand new, my gutters are brand new, my home has new stucco (most houses in the area are block only). I will contest the appraisal and I will also submit a letter to Embrace Home Loans Appraisal Dept. asking for Boardwalk Appraisals to be removed from their list. I would hate for someone else in the Marion County Area to receive the poor customer service treatment that I did. Regards, Ashley J. Johnson
