  While everything went OK at settlement day they screwed something up and the settlement package (sent in in July) was rejected (in August) over some unpaid water bill. They never informed me at all, I found out when I contacted MD SDAT to ask why the title was not yet recorded. Capitol tried to blame the delay on conronavirus . MD SDAT told me at the time my work was rejected there were no delays. The nice lady at MD SDAT went so far as to call Anne Arundel CO. land records to research the issue. So, instead of letting me know the thing had been rejected a month after settlement over a $100 water bill (which although not mine I would have paid to get the stuff processed), they did NOTHING! Never checked. After I had to ask and find out from the state that there was a problem they delayed some more and didn't resubmit until October!!!! Its now December and my title still hasn't been recorded (because now MD SDAT is having coronasvirus delays) and this is causing me problems. Capitol was even kind of smarmy about the whole thing. Folks, they act like they are doing you a favour but never forget you are actually paying them THOUSANDS of dollars to do this even if its hidden in the overall costs of your mortgage, and you have choices. Don't use Capitol! Despite what is stated below I have received NO documentation from the company except a couple of blame denail emails. My main point is that Capitol NEVER informed me there was a delay in processing which has stretched into MONTHS and MONTHS bercause of their negligence in following up. Capitol also ignores the fact that I had to contatc MD SDAT to fidn out that there was delay and a very nice woman THERE told me what the delay was, not Capitol. At that point Capitol had no clue because they had never followed up and only jumped on the ball after I told them what SDAT said. I have EMAILS to prove this. They are not transparent and are a hotrrible choice if you want follow-through. Capitol had better stop obfuscating and denying or I will take pics of the emails and post.

  Ms. Townsend: Thank you for taking the time to "review" our Company. As you know, we have been responsive to all of your inquiries and have fully informed you and provided you with written documentation in an effort to support the reason for the recording delays. As we explained, all the government workers are diligently making efforts to support Maryland consumers and are doing their absolute best to fulfill the incredible demands placed upon them. The need for safety, however, has created staff shortages and has delayed certain procedures from taking place in a manner we were all used to pre-pandemic. Your documents were submitted several times and were rejected because of unpaid water bills. Again, you disputed this, however, the written documentation provided to you fully supports this fact. You bought your home from a landlord and it is possible that you were not actually privy to amounts owed by said individual. We are committed to providing you with factual information and cannot understand what is causing you to rely upon information provided to you by individuals that are not even part of the county recording process. When one hires a title company, hopefully a reason they do so is so that company will be responsive and transparent. We have met these high standards. We apologize that you don't agree and wish you the best in the home.
