      There's a reason why they call Duke the "Duke of D.C." First, his name is Duke. Second, he's really good at his job and makes the process of getting a mortgage less-than-terrible—even as the Fed appears to be trying to bully *you personally* via rising interest rates. On the whole, I'm glad the homebuying process is over at this point. The only downside is that I don't get to panic-text Duke with questions only to have him instantly respond and calm my fears. Normally I have to pay a psychiatrist $250/session for that kind of service.
