  If you need cash in one or two months this place might be fine. If you need it in one or two business day while you are in escrow find another place, fast. Filled out his online form on 6/15/22 evening along with email and phone contact. 6/16/22. No response given so I called and he want sure if or what I had applied for. My guess is that he probably brokers Bridge loans, hard money loans etc. Told him Im a seller looking for the advance. It was the Juneteenth holiday weekend so I waited til 6/21 to contact again tells me I forgot to include loan approval for buyer and proof of funds. I had stated to him numerous times im in the process of selling to OPENDOOR. Publicly traded company which i'm sure has the funds to buy my house. Again made me feel he hadn't looked at the file at all. This is a week later. It gets better. 6/22 and 6/23 i send him couple messages asking him for progress. no response. He then gets angry at me and says i need to give him time and he doesn't care if i dont want to pull the file. Upto this point all i had done was politely ask him when and if this was going to be happening. He is a one man show and cherrypicking his bigger money makers over anything else. He has also taken a bunch of ppl to court, (easily found on google). Too busy taking ppl to court to actually take any new clients is my guess.
