  The absolute worst in NW Montana! avoid at any cost!! I have used 3 title companies in the Flathead Valley now, and this is the only one that has ever caused me to lose money. In Aug, 2020– they failed to accurately assess and estimate taxes, based on information available to them starting June 2020. It cost us >$1700. Only reason we used them was because it was recommended by our realtor—but they completely screwed us—however yes they are very nice and presentable. We had to file a claim with our title insurance, which is no small feat. USE ANY OTHER TITLE COMPANY!!!

  Dear Emilie - As a follow up, below is the response from our legal counsel. There have been several levels of review on your transaction and all concur the taxes were prorated in accordance to industry standards. "The calculation of taxes was done exactly as we have done it for decades, and how it is performed by every title company in Montana. We have no ability to predict the taxes on property, which is why you executed the tax agreement. Because the amount of taxes: a) is always fluid; and b) is unknown, the only choice we have is to estimate the taxes. You and the other party to the transaction agreed to take care of this outside of the escrow process, because of the uncertainty in the process. This may seem unusual to you, but it is an established practice in real estate transactions known to lenders, Realtors® and title industry employees. You ALWAYS have the right to submit a claim on your policy." I have sent a copy of your fully executed Tax Agreement (signed by you and the other party).
