  Guild made my first time buying a home so simple. I worked with Steve and even after we closed he had been a HUGE help. Highly recommended.

  Beware, Horrible experience! First impression of Mike Harley was decent however after we were 5 months or so into the process our rates changed 1 week prior to closing with no communication even after having our realtor check in to confirm everything was good to go. The worst part was we told him we were dissatisfied with the level of customer service because he would not return our calls and because of that “accusation” he would only communicate via email. We’re still pretty young and all of the real estate terms and paperwork really needed to be talked about over the phone but he refused and had our realtor be a liaison and not only that, he sent back the most unprofessional email I have ever read in my 15+ years in customer service. Using caps every other sentence. Unprofessional, child-like behavior. Even if my husband and I were wrong, you should never treat a customer this way. He has not apologized to this day. Only sent a generic “congratulations” text the day before closing which I of course didn’t reply. I’ve debated on leaving this review but I want upper management to know what occurred. I still have all paper trails and screenshots and am still very upset and baffled . Beware.

  Shannon S. ran my credit report but somehow it was old information. She asked me to send info from a credit report that I had. I asked for a VA loan and was offered a FHA loan at a much higher rate. She set a summery with ME paying well over half the closing costs and countless other fees. I had to explain that mortgage insurance alone is an extra $128 a month, that's a lot of money in 30 years. I am paying for points and instead of getting a 3.6% VA loan she wants me to take the 5.5% loan to get the house. I cant afford to pay $20,000 down AND $400 a month extra. Why would someone do this? Ever. Be sure to shop around and question the extra fees. I just sold my home and paid all closing costs. Why would I buy a home and pay for most of them here? Nothing was asked, it was assumed. Be sure to check everything they send in writing and be sure those numbers dont change when you are getting ready to close. I do NOT reccomend this company.
