  Horrible experience with Jim Wilson from HLX. I went with them because in building with William Ryan I was told there would be a $2500 closing credit. When I went to lock the rate I was told that it was no credit unless I went with a higher rate... Basically they used the closing credit to pay points to get the rate down to THE NORMAL DAILY RATE. I could get the credit if I went higher than the normal rate quoted from other banks. The rate at the time was 4.8. When doing an extended lock they were "only able to lock at 5.379" I paid for this privilege... so the lock that was supposed to protect me from rising rates actually built the raised rates in. I could have waited 3 months and gotten the same exact rate. When I paid the extended rate lock, I confirmed with Jim that it was nonrefundable and what he said was it would be refundable as long as it was greater than 60 days out from closing. He didn't say it in an email, but this is a con job if I've ever seen one. He swears he was talking about a float down, which I remember talking about as well, but this was not it. I told him I was specifically looking to shop on rates seeing as the in house lender is basically not giving me anything. Bottom line, you couldn't pay me to do business with Home loan Express or Jim Wilson again. So I can't be refunded and the new mortgage I found still saves me money. I'll call it a $2500 lesson, maybe my experience helps someone else.
