      First review I've ever written. Worked with one of their agents to purchase and made a trip to look at several houses. The one I went for fell through and ended up working on another one without seeing it. I asked all the questions I could and got rehearsed answers but she answered every single one. I'd rather here "I'm not sure but let me see what I can find out." Turns out they were rehearsed and she had the sale in the forefront of her mind instead of what I was asking and why. Here are the biggest examples. She sent me a somewhat blurry video of the inside of the house. I asked her about the flooring. She said they were real hard wood floors and in good shape. I asked her about a leak that the owner disclosed and said it had been repaired an no longer leaking. She also said the interior damage had been repaired and couldn't even tell where it had been. I asked her if it was clean and would be ready to move in. She said she would make sure it was. I got here a week within the closing date and asked if I could look at the inside of the house before closing. She told me it was too late in the sale and not allowed. I drove by it and looked the best I could from the road several times. I got the keys and showed up after closing and found at least a few things. Walked in for the first time an realized the previous owner must have had 150 pound dog with inch long claws to create the gouges in the wood flooring throughout the house. You could see the path it ran and skidded with the claw marks gouged into the floor through every path and room in the house. The second thing I instantly noticed was some toothpaste type concoction they used to try and cover up the drywall damage from the leak. They smeared about 3/8th of inch of that stuff up and down where it was at and then painted over it. You couldn't even see the texture anymore, it was one large blob of goop poorly applied. The problem was the water had made the drywall paper pull away from the backing that created a large bubble which they then applied their fix and painted over. They painted over it to try and blend it in but the brown damage bled throughout the area and showed. That didn't happen overnight. She told me there on the spot they did a pretty good job of concealing it. I had to cut out a 2 foot by one foot section to get all the brown and bubbling out to also find the leak was still active as water was still dripping on it. Can't even tell? Yikes. Cleaning, this one is always subject to personal interpretation. I had to haul away 2-6 foot truck bed loads of garbage they left outside including a toilet sitting out back. Not to mention all the dog hair everywhere, people hair clogging all the sinks they used, trash in the drawers and a couple of dead mice. Like I said, subject to personal opinion but I wouldn't have left that for someone and as a realtor, I think I would have hired someone to clean it before showing it to my buyer. The inspections. She told me she knew a guy and had worked with him before and he was good and she could set it up for me. Sure and thank you. He noted there was a soft spot on the roof. I called and spoke with him about it. He said it was just kind of "weird" but didn't think it was any reason for concern but he had to list it in his report. It rained the whole first week ahead of getting into the house and it rained the week after I got in. I don't know how he missed the 58 places the fascia boards were leaking on one side of the house from the back underside. You could see the black streaks running down. Looking closer, the entire first row of shingles was wet underneath it and the underlayment which was allowing water behind the drip edge and leaking into the rafter tails and fascia board. One bad row? Fast forward a few months, a re-roof, 36 pieces of plywood sheathing replaced and the "soft spot" is fixed. Short story, be careful from afar, especially with COVID-19 forcing more and more virtual tours of places. I would not recommend the realtor I used which eliminates all of Jace for me.
