  Lone Pine did an appraisal FOR THE BANK that holds our construction financing. It did come in very low. Exact same house next door appraised for 25k higher with 1 less bedroom and I have the appraisal to prove it. The agent Lone Pine bashed is my wife. From the tone in his response, and his delay in even responding in the first place proves her assessment is correct. I told the bank if they ever use Lone Pine for us again, (we are the bank's customer) we would move banks and switch financing to a bank that hires appraisers familiar with the Colorado Springs market. (Lone Pine is headquartered in Florissant, CO) The bank has obliged.

  If I could do no stars, I would. Appraiser Wayne did not use appropriate comps, severely impacted the true values... and what is worse, I even gave him comps. He used homes that were not the same in style (he used bi levels to compare to 2 story!?!?!) and were 40+ years older than our new construction & not even sold.... They were active & UC. He completely skewed the results & for what? his own ego? Numbers are numbers, and use comps that are genuine representations! Even townhomes down the street are selling for $30-40k more than his value assigned to our Single family homes. When I met him for the onsite photo, he acted like he was God's gift to humanity & was not even willing to work for the true goal, the real value of a house! I truly hope no one else has to experience this unprofessionalism let alone pay for it!

  State and federal lending laws severely limit how I can respond to this review due to client confidentiality; however, the many inaccuracies and falsehoods in the review merit some response. The reader should know that this review was posted by a real estate broker / developer with a financial interest in the property being appraised, which is why they were unhappy and biased in their opinion of our appraisal. Our client was a financial lending institution who was satisfied with both the report’s content and value conclusion. With 15 years experience, our appraisals meet all state and federal requirements in a highly regulated profession and are unbiased and accurate with thoroughly supported methodology, opinions, and conclusions.
