My experience with Melrose Title company revealed a few nice people and an unprofessional business. When I accepted the offer from the buyer I countered that I would be closing at a different title company. One that I am comfortable with and that is near where I live. I soon found out that Melrose Title wouldn't share the information needed for me to close with the title company I wanted to close with on my end. I have never seen this level of unprofessionalism or greed. I have had multiple closings in which I was able to close at an agency different than the other party and was never denied this by any of the title companies. Either way, this was definitely unnecessary, unprofessional and rather childish. I had to drive to Knoxville to close. Also, noone from Melrose informed me or my realtor when the closing was scheduled for. After my realtor explained to the other realtor that we had not been notified, I was informed that the closing was at a time I could not attend. I was then contacted after 4:30 on the day before the closing so I could schedule my portion of the closing. When I arrived at the closing was the first time I had seen the closing statement. The power went off due to a storm in the area while we were closing and they hadn't printed my check. They had not contacted me to see how I wanted to receive my funds and therefore I left the closing without any money. I've been at the closing table 19 times in the past 12 months and at several different title companies and have never seen such a lack of concern for a seller. As I stated in my first sentence, the three peopIe I dealt with during closing were very nice. However, I have alot of concern for a business as unprofessional and irresponsible to handle my closings as there is often alot of money changing hands. If I receive another offer with Melrose Title representing the other party I will have to reject the offer as there is simply too much at stake. Update: June 10, 2022. Upon seeing how the response to my experience failed to address the lack of attention to the closing as well as the lack of preparation I felt a need to amend my review with what is probably the most important portion of my experience. I reached out to Melrose and asked to speak to the owner. I was forwarded to a voicemail and left a message requesting a return call which I did not get. Therefore, after one month of leaving that request I feel I have no choice but to report what occurred in addition to my initial review. The following day I opened an email from one of the employees that conducted my closing at Melrose Title. This Email contained over 150 documents attached. I expected my closing documents to be sent via email due to the power outage. What I didn't expect was for ALL of the buyer's personal information to be sent to me. The buyers' entire document package had been emailed to my email. This included all of their credit information, their SS#'s, credit scores, bank accounts, credit card accounts. I could go on but I think you get the picture. All of the buyer's personal information was sent to me. I didn't put this in the initial review as I hoped to reveal this to Melrose so they could apply appropriate countermeasures. Since they have chosen to disregard my request for a returned call I have placed it here so you can take appropriate measures to ensure this doesn't happen to you.

Hi William -- We are very sorry that the level of service you received didn't match with the high standard we hold ourselves to at Melrose Title. Our main concern is the protection of all parties involved. If a seller-side only title company is asking for our commitment (which is a contract for insurance between the title company and Buyer/Lender) and the legal description of the property (which is easily accessible in the prior vesting deed of public record), it generally means that title company is not doing a title search or even pulling the prior deed. Yet they are having their client, the Seller, sign a Warranty Deed, warrantying clear and marketable title, without verifying that there are no issues of concern. In doing so, that title company may be putting the seller at risk for potential liability. We are simply trying to uphold our legal and ethical duties to ensure that all parties are protected during the transfer of the property. If we upset people along the way, that is certainly not our intent; rather, we hope to educate everyone on purpose of a commitment and the potential for liability to the Seller when seller-side only title companies are not verifying clear title for their client. Melrose was asked to share a title commitment with a seller-side only title company, which we have been advised by all of our underwriters and their legal counsel not to do. A title commitment is a contract between the title company and the Buyers and/or Lender. We will only share that contract with the Buyer/Lender we are promising to insure. Certainly you understand, though unfortunate, that we have no control over the power going out in the office on the day of your closing.

Melrose has done several closings for me over the years and every time, they have done an excellent job. They have gone out of their way and at their own cost in some instances to get deeds corrected to complete a sale. I have not worked with a better group of people on real estate in this area.
