  My husband and I regret hiring Gwen Tolson of Sotheby's as our realtor. We had just undergone a complete high end renovation of our house. She convinced us into greatly underpricing our house, discrediting everything I pointed out about how high real estate was selling around us and how much larger and nicer our house was. She never provided any comparable sales (comps) instead, she just gave us a print out showing what our house sold for before we bought it (like we didn't know that). When we mentioned to Gwen we thought our home was underpriced, she wrote us a long ranting text implying how offended she was, wanting to know which realtor put that idea into our head, instead of discussing this with us. Instead of acknowledging the many expensive and unique features of our home and lot, she even put down our lot, although our house was on a large double waterfront lot with a long unobstructed view with a brand new dock lift, and direct ocean access. Our house was a large CBS 4/3 one story waterfront pool/spa home with high ceilings, walk-in closets and a 3 car garage. We had just invested several hundred thousand dollars renovating it, installing all new impact windows and doors, a new dock and lift, new cabinets throughout the house with quartz countertops in the kitchen, 3 baths and laundry room, new bosch appliances, new washer/dryer, new Italian porcelain tile and silhouette blinds throughout, 2 new 3-ton Carrier AC units and ductwork, new paint inside and out. We made no profit from it because of her not being a professional and researching recent neighborhood sales. Her listing write-up on our house did not even mention details of our high end renovation. Our house listing included a photo of someone's old unrenovated bathroom which she never removed after I pointed it out several times. I also wondered a few times if she was working for us or the buyers since they would be her new neighbors. We had two full priced offers within minutes of it going on the market, but she still negotiated with us doing additional work and convinced us to give away some of our expensive furniture with the deal. Soon after selling our house, a house across the street sold for 450k more than ours. Their house and lot is smaller, didn't have as good water view, two years older with only a one car garage. I decided to post this because it is still bothering us a year later.
