      We comparison shopped a bit and the Welsh team offered us by far the best rates. One of their competitors even expressed surprise at how competitive they were and told us “You should definitely go with them.” We’re glad we did because Kathy was patient and easy to communicate with, even when things began to fall apart a week before our scheduled closing (the problems were on the seller’s side, not at all because of Prosperity Mortgage). She was responsive and accessible, even jumping on the phone with us while she was on vacation. And as first-time homebuyers, we appreciated that she graciously spent a lot of time explaining the lending process and alleviating our anxieties. Ultimately we settled a couple of months later than expected and Kathy was understanding and flexible the entire time. It was truly a headache - our agent has been in the business over 30 years and said our sellers and their SNAFU may be the worst she ever worked with. But Kathy went about and beyond working with us to accommodate and assist last-minute concessions from our sellers. And she seemed genuinely relieved and happy for us when everything worked out. I would not hesitate to recommend Kathy and Sarah (who we also communicated with from time to time) to anyone, especially first-time homebuyers. You will definitely want to be working with a competent team if anything goes wrong, and you can be confident in the rate they offer.
