  My initial mortgage experience with Ross Mortgage was excellent, and I have no complaints. However, my attempt to refinance is another story. In short, they strung me along for more than two months and then screwed me over. When the interest rate dropped recently, I contacted Ross about refinancing. We decided to wait until the rate hit 3%, and I completed the preliminary paperwork. I am a freelancer, but one of my clients has me work on contract—that is, as a W2 employee. That job finished recently, and I returned to full-time freelancing. When I completed the preliminary paperwork, I was very clear that my contract job had ended and that I was a full-time freelancer. No issue was noted. Last week, the interest rate hit, and I was asked to complete the full application and submit paperwork. There did not seem to be an issue until they got my 1040 for 2019, which did not substantially differ from that for 2018. With deductions, my freelance income looks low. The fact that I am working full time is apparently meaningless without tax documents. While I fully understand their perspective in terms of finances, these circumstances should have been very clear from the start, especially as I told them my contract had ended. On top of that, I found the way that the denial was delivered to be inappropriate. The representative’s manner was extremely terse. An explanatory email suggesting I call if I have questions would have been more appropriate than having the message delivered by someone who clearly did not want to deliver it or speak to me. EDIT: Subsequently, I received an email thanking me for my loan inquiry and asking me to consent to electronic communications and documentation during my application process. At best, this could be described as unprofessional and haphazard. EDIT2: I spoke to another mortgage company, and the representative was very direct with me. No longer being on a W2 and having limited 1099 income from the past two years will limit my ability to obtain refinancing. How refreshing for someone to be that honest!
