Although Clark Sexton and the Ruoff Mortgage Team came highly recommended, what I hoped would be a seamless experience, was far from it. My original closing date was missed. The very next day after I should have closed, I received emails asking me to provide documentation that I provided 2 weeks previously. I was also asked to provide documentation of my earnest money deposit, which I provided two months prior. The blame for the delay was transferred to the HOA revisions. However, me purchasing a condo should not have been a recent discovery to Clark and his team. As such, the HOA documentation could have been obtained earlier in the process. These delays put me in default of my purchase agreement. Fortunately, there was alignment between myself, my realtor and the builder that Clark and his team were the cause of the default in my purchase agreement. Because of these delays, the final appraisal was also ordered at the last minute and scheduled to occur after the new closing date/time had already been scheduled. Fortunately for my realtor, he made magic happen and the final appraisal was rescheduled to happen before the new closing date/time, so I was able to close on time. Weeks of delay and I'm still not in my new condo because I had to reschedule a long-distance move, which I incurred additional costs for.
