  First, a little context. My partner and I had sold our successful business on the east coast and moved to Santa Fe in late 2020. Having decided we wanted to buy a house, and being first time homebuyers, we started calling mortgage brokers. We had a little problem though - we had plenty of money for a down payment, but because of our self-employment status and the ups and downs of a pandemic year, our income history disqualified us from a traditional mortgage. The first broker I called basically said, “nope.” The second broker I called was luckily Lance Armer. He thoughtfully listened to our situation, and tried to figure out a way to make this work. A kind and generous relative stepped up to co-sign, and Lance helped us figure out a lesser-known and complex way to make the process work. Although Lance was incredibly busy due to the low interest rates and hot local market, he generously and patiently guided us through every step. And along the way, Lance showed his compassionate interest in both our financial and emotional well-being, coaching us through elements of the mortgage process that were important for us to learn about, being first-time homebuyers. Now, several months later, having settled into our new home, we can’t thank Lance and his team at Santa Fe mortgage enough for the care and professionalism they showed throughout the process.   My wife and I had a wonderful experience working with Lance to buy our first home. Despite going through all the complexity of the process for the first time, we were constantly thankful for the sense of comfort and stability working with Lance provided. He was patient, knowledgeable, and communicative (both promptly and clearly), ensuring that we never felt out of control of the process.
