  I honestly don’t even know where to start. Title companies in Texas are are supposed to be a neutral party in the transaction - they are basically there just to facilitate the transaction the buyer and seller agreed to in the contract. I have personally been involved in hundreds, if not thousands, of home sales using title companies and this was by far the worst experience. I’m convinced Carmen Williams and Megan English have either never read the standard Texas home sale contract or they just don’t understand it (or they don’t act as a true neutral party - which would be an ethics violation of their license). Carmen actually flat out refused to help me order a new survey when the contract said I had every right to at the sellers expense. I’m sure this title company is perfectly fine if your agent is personally affiliated with them but they are the reason I will never again go with the “sellers choice” title company when I’m on the buy side of the transaction without personally interviewing the escrow officer.

  Simplified Title was so easy to work with and they did an excellent job. They were always super fast responding to any questions I had and they were extremely knowledgeable. Everyone in the office is so nice and helpful and we will definitely be using them again for future title needs.
