      Those guys did all the pre-approval process, I confirmed everything, talked with them often everything was all good and somehow 24 hrs before closing they finally told me they couldn't close! I got lucky because my seller was understanding and let me extend escrow by another week, enough to find a real HML that could close. I did, and Talimar will NEVER get my business again!

We wish you the very best on this transaction and hope that you can find a solution to permitting the square footage and unlocking the value. Had we been informed of the non permitted square footage, we definitely would have passed on the loan request earlier.
