  I can't say enough good things about Josh & his team I've been pinging Josh regularly for the last 2+ years while trying to find the perfect new home. Not only is he extremely patient, kind, and professional, his response time makes you feel like you must be his only client. Most of all, I can't imagine anyone more knowledgeable. He had a solution for every issue we faced. I have extremely high expectations and the Penland Team managed to exceed them all. Thanks so much to a great team!

  The Penland Team was extremely helpful and organized throughout my full home buying process! This was my first home, and I could not have had a better experience with them. They gave weekly updates, answered every question I had, and worked great with my realtor. They were super responsive - I had questions over a weekend and they immediately got back to me. I would definitely recommend them and will use them again in the future.

  I could not recommend working with the Penland team enough. From pre-approval to close, they were responsive, helpful, thorough, and professional. We just closed on our second home, and working with Josh, Pat, and Katherine was night and day compared to our previous lender. Additionally, several sellers told us our offer became MORE competitive just because we were using Josh. We will definitely work with them again in the future.
