  We recently closed our house with Total mortgage and whole experience was very stressful and unpleasant. It took them 51 days to close the house. First the appraisal request they submitted got canceled after 10 days and we had to push the closing (first closing date was after 1 month, so they had good amount of time to close), then appraisal came back on time giving them 10 days to do the paper work and they were not able to finish it. Our was a super simple loan request with no complications and this time we had around 25K on stake. The support and response we got from Total mortgage was really bad. They are not at all responsive, multiple calls and messages and emails and they will not reply. Then we involved their upper management and this time they assured to close in 3-4 days, we asked for extension from seller. this time again they were not able to get clear to close and finally after multiple extensions we closed our house after 51 days. Do not go with their 21 days close policy, if you want a smooth closing then please go with some other lender coz we had a horrible experience. Our only ray of hope was Jackie and with her push and support we were able to finally close in 51 days otherwise we would have lost our entire earnest money, time we spent to find our house and our new house also.
