      I'm honestly shocked to see all of the negative reviews for this company on Google. Granted, most of them are older... I for one have had quite the opposite experience. I had the opportunity to work with Penny and Niki (of Guaranteed Rate) and let me be the first to say, that my entire purchase was nothing more than streamlined! These two ladies are on top of EVERYTHING! And I mean E.V.E.R.Y.T.H.I.N.G!!! I have never made such a large purchase so easily in my life.. Penny and Niki were there for me through every step in the process. They consulted me 110%.. Answering every question I had about the paperwork, addressing any issues I had along the way (mostly personal doubts) and making sure that I was completely comfortable with what was going on. If you're looking for a team that is going to treat you like you're a member of their own family, ask for Penny and Niki! I honestly cannot say enough about these two!       Loan officer was awful. Was giving me an attitude the whole time and when I said why are we paying more in rent than what the mortgage is but can’t get a mortgage? He just laughed. I guess a 90k down payment and over 700 credit score gets you nowhere these days.

      I worked with a rotating number of several different people to purchase my first house. They gave me the wrong information about how much cash on close was in a detailed list suggesting how it would be about a thousand dollars less than what I actually ended up having to pay. They then provided two mortgage coupons to cover the first two months of payments and then quietly transferred our loan before we could even use them, saying the coupons would still work, but they don't.
