  These guys (Anthony Edwards was the agent) complete screwed me not only once, but twice. I signed the rate lock document at 4.375%, they took a look at all the documents they had me get together, and told me what i could get approved for and asked for payment for an appraisal. He emailed me "We are very confident on the approval of your income since this has been reviewed and approved by our compliance team. With that being said, can we proceed with the appraisal order?" Next thing I know, I am being informed that the underwriting didn't go through and asked if I have anyone that can co-sign with me? Well, a little peeved, but since rates had gone up significantly since I started the process, I went to a trusted family member and concvinced them to co-sign with me. After wasting a bunch of his time and having him send in all kinds of documentation, we then get the loan documents and what do you know, the rate was 4.75%, almost half a percent higher than the originally agreed upon rate! As Anthony's manager (Billy I believe) explained, since the loan didn't make it through underwriting, the rate lock was no longer valid (even though they were the ones that said everything was good to go). If they had told me I would need a co-signer, I would have done that before hand! Screwed once again! To me it seems clear that they realized that the rates had gone up, so they did everything they could to get the loan cancelled so I would be forced to take a loan in at a higher rate. And even if that wasn't the intention, I am now stuck paying an extra $3000 in fees and an extra $150/month for 30 years ($54,000 total!) due to their mishandling of my information.
