When I request maintenance work for our rental, David Clarke at RPM has always been prompt to respond, lining up respectful and skilled contractors to get the repairs done. Our AC went out and David made sure someone could get out that day. I truly appreciate his help and can trust he'll take care of things if something needs repairs.

On February 6, 2022, I inquired about a rental home property, that’s for lease in Northeast Austin. Before I applied for this property, I was told that I needed to pay application fees of $65 for each person over 18, and the security deposit of $1625. My realtor reaches out to Nancy Sharper, and ask if there was any applications on this property. Nancy’s response was “not at this time.” I was then advised to proceed with paying $130 for application fees, and $1625 for the security deposit since it didn’t have any pending applications. My realtor received a link on how to set up an account with this company called Zego, RPM uses for online payments. On top of paying app and deposit fees, I then had to pay an additional $60 for the application processing fee. All the fees were paid and cleared by RPM bank on 2/7/2022. A couple of days passed by, and my realtor reached out to Nancy with concerns of my application status.I checked a site called HAR , and this site updates with current rental information and pending contracts. The house that I applied for, was now reflecting a pending contract. This is what prompted concerns for my application, and started a thread of email conversation’s with Nancy. Nancy never responded to any of the emails. When Nancy finally responds on 2/14/22 saying remember we pick the best qualified candidates, and your clients are the 3rd qualified candidates. If Nancy would have been honest from the start about pending applications on this property, my family and I, would not be in this situation of needing a place to stay, and waiting on the return of our security deposit. I proceeded to request a full refund on 2/14, because my lease is up on 2/28/2022. I can’t wait with other candidates, I have to continue to search for a place for my family and I. Now here’s the issue, I created the account in Zego, and paid the $1625 that cleared on 2/7 in RPM bank account, with a my spouse’s credit card. Nancy tells me that she can’t refund the $1625 to the card that I used to make the payment with because “the refund link wasn’t working that day.” The second excuse, was Visa has some type of restrictionists and stated that the card that’s due the refund had been lost, stolen or reissued. I informed her, that I still have the card and I haven’t reported this card lost or stolen, and at any point this card has never been re-issued. After reading Nancy emails, I immediately contacted the credit card company and Zego, to resolve any issues on this card, and to get clarity on Nancy fabricated information, that’s been created in order to keep my deposit. I contacted Zego, and ask “has a representative from RPM started the authorization release for a refund request?” Then I asked the representative, “was the refund link down any part of day?” and the representative said “No.” I emailed Nancy every piece of information the same day, with names and agent id numbers of these representatives in case she would follow up. Looking over Zego refund policies, attaching them to each email the I’ve sent. Nancy response was “what else dose she want me to do?” And then Nancy stated, “File a dispute with your bank for this transaction.” I applied for this house because my rental contract ends on 2/28. According to the reviews on RPM site, Nancy Sharpe is the same individual from 5 & 6 years ago. It’s been almost 2.5 weeks, and Nancy still hasn’t refunded the money. She continues to say it’s my card, as if I’m not going to email her daily. This is frustrating and disappointing that people can do, and choose to do things like this! It doesn’t matter who’s name is on the credit card, the payment cleared in RPM bank account, and now I’m requesting a full refund to the same credit card that RPM debited on 2/7. This is such an inconvenience and inconsistency with staff and management. I hope this matter is resolved soon!

David has been my go-to person since I moved in about 1.5 years ago. No matter the issue, he has responded immediately to let me know the plan. In the couple instances where I reported a critical situation, David had someone come by asap to fix the issue so there would be no chance of negative consequences. I have totally appreciated the great service of RPM LoneStar - Austin. Many thanks for all your help.
