      We had a wonderful experience with Grace. We were selling a piece of property which had passed through probate into a Special Needs Trust. Grace went above and beyond making certain everything would clear underwriting. It was a pleasure to work with a true professional. Everyone in the office was very friendly and polite.

      We closed on our house just recently. The experience was wonderful. Our closer Kristy Hazlett was so helpful and was responsive to any questions from day one. If we sent an email she got right back to us. When we went the day of closing she explained everything throughly and made sure we knew exactly what we were signing. My husband had a few questions through the process and she answered all questions and never got frustrated or impatient. She made the experience less stressful. She was very friendly and professional. I will recommend South Oak to everyone I know who is looking to buy a home.

      DO NOT EVER use the Fort Walton beach office for closing!!! We closed on 5 October with them and came to closing with all money needed, including for taxes and insurance. 2 months later, we get a notice in the mail that we are short in escrow and our mortgage payment will be increasing to make up the shortage. Come to find out, South Oak never sent our tax money in for our taxes and insurance, causing our mortgage company to have to front the bill. The clerk we dealt with quit. We try to contact them multiple times to ask what happened, no answer. We go up there, no one is in the office. We dealt with this for over a week and ultimately had to go through the PANAMA CITY beach office to get some answers. It was discovered that South Oak sent our check and money for taxes to the seller because they saw our taxes were paid BY OUR MORTGAGE COMPANY which shorted us in escrow due to the fact we had no money there. This is has been the worst 1st time home buying experience in my life.
