I think Streamline Funding is the best source in Texas for hard-money real estate loans. I keep working with them even though I could go to a bank instead, because they're faster, more creative, and way more personal than any bank (or other lender). Highly recommended.

They Turned my loan over to Noble capital. Noble refused to give me my last draw, money out of my pocket to complete my investment. This put me into a cash problem. It ended up being forclosed on and in court for a year. Bad, bad, company. If you have a business and want to stay in business stay away from them. You've been warned.

It is our practice in private lending to transfer participating interests to the entities that provide capital, as we do on all loans including those you closed with us in the past. All loans always remained under the care of Streamline and its servicer. Based on our guidelines, we do not release draw funds until work has been completed and verified by an inspector. It is an industry standard precaution and process which is outlined in the loan documents you signed at closing. As we were aware of your financial situation, we explored every option available to allow you time to exit the loan and prevent the property from being foreclosed. Ultimately, we had to move forward with this course of action as a result of payment and construction defaults. We are sorry that this outcome had to occur and wish you the best in your future endeavors.
