  I purchased my condo with Maggie, an agent from Windermere, more than a year ago. The first month after I moved in, the water tank broke down and caused over $20000 damage to the place. Also It took 5 month to fully repair the whole place, everyday I was living in a disaster and have to deal with everything mess all by myself and feel very depressed. It took me long time to recover from that situation and now I finally have energy to give the review. I won’t blame the whole thing in her since I did waived the inspection. But I want to point out Maggie is not a responsible agent at all since she didn’t give me much help. 1. The biggest point I think she is not professional is: I specifically asked the water tank age for 4-5 times to Maggies, she never got me the answer even I was pushing her to. It turns out it was a 20 years old water tank in the end and caused a dramatic damage to the place right after I moved in🙃. The water tank is a highly risky point, after that I know every buyers’ agent will take this as a check point to give recommandations, but she completely ignored it, even I was suspicious and push her to get the answer, she failed to get me the answer, I even think she was not taking me seriously because I was so unfamiliar with the whole process. 2. During the buying process, it was me continuously searching on redfin and reach out to Maggie to schedule the visit. During the visit, it was also me using my poor knowdge trying to ask right questions, (like the water tank age, Maggies didn’t even mention it) I also went through other agents, they will actually ask me about my requirement and make valid recommandations. 3. After everything happens she immediately says it’s not related to her at all because I waived the inspection, even at first I was just trying to see whether the prvious owner can be responsible for they lied about the 20 years water tank (they said they replaced it 10 years ago) she didn’t even try to help me. 4. After all of these happend, I also contact her company to see whether I can get some help, but they also only say “you waived the inspection”, completely ignoring my point of their agent was not helpful, not professional and didn’t even try to represent my interest as a buyer’s agent. All in all, she is not professional and was not even trying to represents my interest. I regret a lot why I choose her. One of my friend recommended her and said she was nice, if that’s the case though, she might be just simply racist and didn’t even want to help me. I would say she does did something right: 1. The loaner she recommanded was very helpful and efficient. 2. She seemed nice and polite. But this is not what I need from a agent :) If you are a new home buyer, don’t choose her because she cannot help you.

  How to tell if the house you are buying is a dud? Look at the shelving in the kitchen cabinets. If you see plastic holding up the shelves run. Take a look behind the fridge, see any warping, signs of leakage, run! See any cracks in garage or property concrete run! These are great ways to check out an appraiser too. If you want to give them fits, bring a black light and moisture detector through the property after they have signed off on it. See if they are on the take or actually worth something.
